In execution of a Deed of Trust in the name of Dawn L. Hinkle dated April 20, 2004 and recorded as Instrument #040001625 in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, which Noteholder is United States of America, acting through the Rural Housing Service, Department of Agriculture, the undersigned Substitute Trustees, either of whom may act, will offer for sale at public auction to the highest bidder, at the front entrance of the Southampton County Circuit Court, 22350 Main Street, Courtland, Virginia on August 29, 2017, at 9:30 a.m., the following property:
ALL that certain lot, piece or parcel of land lying situate and being in the Capron Magisterial District, Southampton County, Virginia, containing approximately 0.995 acres, more or less, and being shown on that certain plat dated March 16, 2004 and recorded with the aforementioned Deed of Trust. LESS, SAVE AND EXCEPT all that certain lot, tract or parcel of land contained in that triangular parcel described by metes and bounds herein, said property being in the northern corner of the lot as shown on the aforementioned plat and described as follows: beginning at a point, the north corner of the lot sown on the plat referenced hereinabove; thence S 42 degrees 21’ 00” W 10’ to an iron pin found; thence in a southeasterly direction 10.1980390271855 feet to an iron pin found; thence N 48 degrees 10’ 00” W 2’ to an iron pin, the point and place of beginning.
In addition, sale shall be made subject to all existing easements and restrictive covenants as the same may lawfully affect the real estate. Property to be sold “AS IS” WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND. Property shall be conveyed to the purchaser by special warranty deed.
Terms of Sale: Cash, Cashier’s or Certified Check at sale made payable to Hill and Rainey Attorneys. Certified funds must be presented to Trustee for inspection at the start of sale in order to be qualified to bid. Bidding Increments: Not less than $100.00. A deposit of $4,000.00, or 10% of the purchase price, whichever is less, will be required at the time of sale with settlement within thirty (30) days from the date of sale.
