In execution of a Deed of Trust in the original principal amount of $86,827.00, with an annual interest rate of 3.750000% from RICKY E. SHERRILL AND CYNTHIA M. SHERRILL dated July 24, 2013, recorded among the land records of the Circuit Court for the COUNTY OF SOUTHAMPTON as Deed Instrument Number 130002054, the undersigned appointed Substitute Trustee will offer for sale at public auction in the COUNTY OF SOUTHAMPTON, at the front of the Circuit Court building for the County of Southampton located at 22350 Main Street, Courtland, Virginia on April 20, 2017 at 3:30 PM, the property with improvements to wit:
“All that certain lot or parcel of land, being and situate in the Town of Capron, Southampton County, Virginia, on the west side of and adjacent to a concrete sidewalk which lies on the west side of and adjacent to Main Street, aka Rte. #653, containing 25,678 sq. ft. or 0.590 acre, and designated as 22658 Main Street, as shown on “PHYSICAL SURVEY SHOWING PROPERTY SURVEYED FOR MICHELLE L. THORNE-NICHOLS”, dated May 19, 2000, made by Williams & Vann – Land Surveyors, 1213 Clay Street, Franklin, Virginia 23851, said survey being recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, as Instrument #000001699, and described in accordance with said survey as follows: BEGINNING at an iron pin on the west side of and adjacent to said concrete walk at a lot now or formerly owned by Sam W. Joyner Est.; thence S 0 degrees 51′ 56″ W 105.00 feet along said concrete walk to an iron pin at the northeast corner of a right-of-way 24.0 feet in width, owned by Ira H. Barham; thence N 88 degrees 48′ 59″ W 245.12 feet along said right-of-way to a metal fence post; thence N 1 degree 28′ 36″ E 105.00 feet long a lot or parcel of land owned by Ira H. Barham to a metal fence post at the southwest corner of the Sam W. Joyner Estate lot; thence S 88 degrees 48′ 59″ E 244.00 feet along said Joyner Estate lot to the iron pin at the point of beginning.” It being the same property conveyed to Ricky E. Sherrill and Cynthia M. Sherrill, husband and wife, from Michelle L. Thorne-Nichols by deed dated July 17, 2013 and duly recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia immediately prior to the recordation of this deed of trust.
