Pursuant to the terms of a deed of trust dated May 28, 2010, in the original principal amount of $128,173.00, recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, as Instrument No. 100001338, and modified by Loan Modification Agreement recorded as Instrument No. 160000937, the property briefly described below will be offered for sale at public auction:

 

Lot 2, as shown on “Plat Showing Lots on Property of Lloyd Sykes” recorded in the aforesaid Clerk’s Office (in Plat Book 10, Page 130), and as more particularly described in the referenced deed of trust.

 

The sale will take place on MARCH 3, 2017, AT 11:45 A.m., at the front entrance to the building housing the Circuit Court of Southampton County, located at 22350 Main Street, Courtland, VA.

 

The property and the improvements thereon will be sold “AS IS” and without representation or warranties of any kind. The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.

 

Terms: A deposit in the form of CERTIFIED FUNDS in the amount of $11,000.00 or 10% of the successful bid, whichever is lower, is required of any bidder at the time of sale. Closing within fifteen (15) days of sale. Time is of the essence. Additional terms will be announced at sale. Purchaser to pay all closing costs. Sale subject to lender confirmation.
