Pursuant to the terms of a deed of trust dated December 4, 2002, in the original principal amount of $149,793.00, recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, as Instrument No. 020004694, as modified by Loan Modification Agreement recorded as Instrument No. 150000269, the property briefly described below will be offered for sale at public auction:


Lot B, Sedley Acres, Sec. 2, containing 1.201 ac +/-, as shown on a survey dated October 31, 2002 (and recorded in the aforesaid Clerk’s Office in Plat Book 26, Page 2), and as more particularly described in the referenced deed of trust.


The sale will take place on MARCH 3, 2017, AT 11:45 A.m., at the front entrance to the building housing the Circuit Court of Southampton County, located at 22350 Main Street, Courtland, VA.


The property and the improvements thereon will be sold “AS IS” and without representation or warranties of any kind. The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.


Terms: A deposit in the form of CERTIFIED FUNDS in the amount of $11,000.00 or 10% of the successful bid, whichever is lower, is required of any bidder at the time of sale. Closing within fifteen (15) days of sale. Time is of the essence. Additional terms will be announced at sale. Purchaser to pay all closing costs. Sale subject to lender confirmation.
