In execution of a Deed of Trust in the original principal amount of $176,000.00, with an annual interest rate of 4.500000% from JAMES T. NICHOLS dated April 17, 2009, recorded among the land records of the Circuit Court for the COUNTY OF SOUTHAMPTON as Deed Instrument Number 090001227, the undersigned appointed Substitute Trustee will offer for sale at public auction in the COUNTY OF SOUTHAMPTON, at the front of the Circuit Court building for the County of Southampton located at 22350 Main Street, Courtland, Virginia on May 12, 2016 at 4:30 PM, the property with improvements to wit:

“All that certain lot, tract or parcel of land lying situate and being in the Berlin-Ivor Magisterial District, Southampton County, Virginia, containing an area of 1.36 acres, as shown on that plat entitled “PLAT SHOWING SUBDIVISION OF TAX PARCEL 21-57A FOUND IN THE NAME OF ELNORA H. HILL LIFE ESTATE TO BE ACQUIRED BY
JAMES T. NICHOLS BERLIN-IVOR MAGISTERIAL 
DISTRICT SOUTHAMPTON COUNTY, VIRGINIA SCALE 1″ = 60′ DECEMBER 6, 2007, made by Stafford C. Camp, Land Surveyor, said plat recorded herewith in the Clerk’s Office of the Circuit Court of Southampton County, Virginia in Plat Book 32, at page 29.”
”It being in all respects a portion of the property which was conveyed to James Hill, being the same person as James Robert Hill, by deed dated July 21, 1948, from Clyde Hill, unmarried, said deed being duly of record in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, in Deed Book 95, at page 184.”
”As a matter of information, James Robert Hill, being the same person as James Hill, departed this life, testate, on the 9th day of August, 1986, and by his Last Will and Testament which is duly of probate in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, in Will Book 41, at page 708, devised the subject realty to his wife, Elnora Hicks Hill, for life, with remainder to his six (6) children The said Elnora Hicks Hill departed this life on March 11, 2007.”
