In execution of a Deed of Trust in the original principal amount of $217,500.00, with an annual interest rate of 5.000000% from John W. Plyler, Jr. and Sanda P. Plyler dated November 8, 2007, recorded among the land records of the Circuit Court for the County of Southampton as Deed Instrument Number 070004665, the undersigned appointed Substitute Trustee will offer for sale at public auction in the County of Southampton, at the front of the Circuit Court building for the County of Southampton located at 22350 Main Street, Courtland, Virginia  on February 12, 2015 at 4:30 PM, the property with improvements to wit:

All that certain lot or parcel of land, lying, being and situate in Newsoms Magisterial district, Southampton County, Virginia, on the northeast side of and adjacent to Virginia Route 673, designated as 33183 Statesville Road, Newsoms, Virginia, containing 1.634 acres, as shown on “PHYSICAL SURVEY SHOWING PROPERTY SURVEYED FOR JOHN W. PLYLER & SANDRA P. PLYLER”, dated February 24, 2004, made by J.D. Vann- Land Surveyor, 1213 Clay Street, Franklin, Virginia, said survey being recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, in Plat Book 27, at page 25 to which said survey reference is hereby made for a more accurate description by metes and bounds”

It being the same real property conveyed to John W. Plyler, Jr. and Sandra P. Plyler, husband and wife, from Amy Louise H. Oliveira, aka Amy L. Oliveira, individually and as Attorney-in-Fact for John Anthony Oliveira, aka John A. Oliveira, by deed dated March 8, 2004 and recorded March 9, 2004 as Instrument Number 040000973 in the Clerk’s Office of the Circuit Court of Southampton County, Virginia.

Pursuant to Virginia Code Section 58.1-803(d), the purpose of this deed of trust is to replace two existing deed of trust with the same lender, which deed of trust are recorded as Instrument Number 040000974 and 040001886. The amounts of the previous deeds of trust are $150,955 and $30,000 and the amount of this deed of trust is $217,500. The recordation tax is calculated on the difference between the two deeds of trust, which is $36,545.00.
